The hearing was called to order at 8:06 p.m.

#1554              Pine Woods Development, LLC                  Norwood Street

Applicant seeks zoning regulation exemptions to locate a 104 unit development under M.G.L., Ch. 40B for affordable housing that includes 54 buildings, including a clubhouse and wastewater treatment plant.  Property is identified as Pine Woods, Sharon and is located on Norwood Street and is situated in the Rural 1 Zoning District.

Christine Turnbul. 293 Moose Hill St., concern that they have not had time to review the revised plans and property line survey has not been completed.

 

Bob Shelmerdine responded that property line survey will be completed post permit.

 

Christine Turnbul 293 Moose Hill St. stated that on 1/24/07 Mr. Intoccia said that they would do a survey and this problem would be resolved by the next meeting.

 

Mr. Shelmerdine states the property line is a stone wall.  And there is a deminimus discrepancy of 6 inches.

 

Michael Daley has issues with the acreage.

 

Bob Shelmerdine states that they have 26 acres under their control and have amended the agreement to include the estate property.

Kathy Sperum, Mass. Audubon has issue with boundary survey.

 

Bob Shelmerdine will respond to Earth Tech’s letter and the appraisal problems. And also, issues with the number of units and would like to get a third appraisal.

 

Christine Turnbul issue with the Avalon Sharon being approved and what does that mean to theTown.

 

Walter responded that the Board approved a 156 unit comprehensive permit on 3/14/07 and that project will provide a production required for the Town for a given period of time.  This gives the Town a 2yr. Period that they do not need to approve any 40B projects.

 

Paul Oliveria, Norwood St. referenced the IG’s letter.

 

The Board responded that they cannot suspend the hearing.

 

Bob Shelmerdine stated he needs time to review the IG’s letter.

 

Beth Green wants to know when the pro-forma will be provided.

 

Hearing continued until 6/13/07.

 

Hearing closed at 10:30 p.m.

 

Next Zoning Board meeting is scheduled on April 25 at 8:00 p.m. in Town Hall.
